Beginnings....

You know that your credit scores are the beginning of the home buying string of activities.  If you don't have adequate scores, you won't be allowed to obtain a mortgage.

Once you have proper scores and you have a nice savings account to cover various costs: down payment, closing costs, inspections costs, survey costs, and utility deposits along with moving costs.  Sit down and seriously figure out what you want in a home- number of bedrooms, bathrooms, parking, detached, attached, etc.- make a list of wants/needs in your dream home.  Take the time to look for a realtor that you can work with and a company that has client's interests at heart.  Then dive into the whirl of buying a home.  Remember once you start the process of buying a home, all extra spending must stop.  No new credit cards, no additions to present credit lines and each unusual amount deposited into your checking accounts must be verified and explained to the mortgage company.

When you arrive at a potential home, be objective: look at the roof-estimate the number of years remaining before replacement, look at the entire exterior- do you see major problems?  On the interior-does the home appear to have been well maintained (still need inspections) or abused?  Make notes on each house to validate what you noticed-after several homes, you will forget details.  Make it an enjoyable process-after all it will be where you live for a few years anyway!!
