Fall....

Fall has arrived and hopefully, cooler temps will follow quickly. I think we are all ready for that!
If you are a homeowner, have you noticed the interest rates? The rates are at historical lows and most mortgage companies are anxious for new business. If you have a mortgage rate of 5.25% or above- you need to seriously look into refinancing. I have an acquaintance who recently locked into 3.25% for 15 years from a 30 year 6% loan...he has knocked 8 years off his mortgage and his payment is $20/month more than his previous payment. Now who does not need that kind of help? We have Walker Jackson mortgage at Agent Owned. But I would recommend going to your present lender first, then check some others asking for your costs to complete this transaction.
Also check your tax bills- if you are living in your primary residence- then you qualify for the 4% rate not the 6% rate. Another potential savings.
Also check your insurance coverage: make sure you have flood insurance if you are in a flood zone. I have an earthquake rider on my coverage.
If you have any sort of valuable collection, then you should increase your coverage for that. Take the time once a year to update your video of your home's interior to include make, model and serial numbers for those items that have them and still shots of those valuable items that don't.
Fall is a great time to start the exterior clean up of your home and then winter for the interior and plan for Spring changes. One of the best investment that you can make is in your home keeping in mind that you do not want to outbuild your home vs. your neighborhood.
I tackle a major home improvement project each year now that my home is 20 years old. I have replaced the roof, the HWH, the HVAC units and the ductwork. I am redoing the garage interior this fall- most of which is organizing and painting.
Maintaining your home is critical to it's value whether you stay in your home or sell it. I agree that it is too easy to just look the other way and not spend the time, effort or money to do this but a lot of projects can be minimal cost and have a huge impact.
Enjoy Fall-
